Turnleaf will offer a full suite of amenities including resort-style pool, yoga lawn, pickleball & bocce courts, fitness center, covered outdoor dining and patio area, a food truck area and indoor clubhouse – all reserved for the exclusive use of residents in the Community Development District (CDD).

The community will be equipped with the latest fiber-optic and cable connectivity lines fromBlue Stream. 

Of Course! Turnleaf’s Amenity Center will offer the perfect location for residents to plan a get-together with family or friends. Once the amenity center is complete, residents may contact the on-site personnel for more information.

Community Guidelines Questions

At Turnleaf, the Homeowners Association (HOA), is accountable for enforcing the deed restrictions and overall neighborhood conditions and regulations.

Yes, the community has a HOA which is managed by FirstService Residential.

A Community Development District (CDD) is a special-purpose local government entity established under Chapter 190 of the Florida Statutes. It provides an efficient alternative to municipal incorporation for managing and financing the infrastructure necessary to support a community’s development.

Yes, the CDD for Turnleaf is registered as Burnt Store CDD and is administered by Wrathell, Hunt and Associates, LLC. For more information on the benefits and responsibilities of the CDD, contact us at

Turnleaf is not registered as a golf cart community. Residents may use registered, licensed and properly equipped Low Speed Vehicles (LSV) on roadways within Turnleaf. Carts are not allowed on sidewalks or multi-use paths.

The community does not allow the storage of boats or RVs within the community per the HOA guidelines. Although there are a variety of storage facilities located within a short drive from the community.

Local Area Questions

The schools zoned for students living in Turnleaf are East Elementary School, Punta Gorda Middle School and Port Charlotte High School.

Conveniently located in Punta Gorda and minutes from Fort Myers, Turnleaf offers easy access to nearby grocery stores, home improvement stores, big-box and specialty retailers. Local shopping destinations abound, including Fishermen’s Village, Town & Country Shopping Center, Harbor Center, Promenades Mall, Bal Harbor Plaza and Cross Trails Center.

Downtown Punta Gorda is 7 miles from Turnleaf, and the heart of Fort Myers is just 20 miles south of the community. The legendary fishing waters of Gasparilla Sound and Pine Island Sound, along with the renowned beaches of Cayo Costa, Captiva and Sanibel are minutes away.

The community of Turnleaf is only 10 minutes from Punta Gorda Airport (PGD) and less than 40 miles to Southwest Florida International Airport (RSW).
