Builder & Amenities Questions

It is a community for which every element and consideration is carefully planned from inception. The master plan specifies the boundaries of the community, location of residences, and mix of residential, commercial, recreational and common area development. For homeowners, this means having a clear vision of the completed community upon purchasing a new home.

TurnLeaf will have a full-time Lifestyle Director that actively organizes social events, parties, club meetings and community gatherings throughout the year. TurnLeaf residents will enjoy a full calendar of fun events and activities for the whole family.

TurnLeaf will offer a resort-style pool, fitness center, sports courts, play field, dog park, playground, and a biking/running/walking trail system – all reserved for the exclusive use of residents in the Community Development District (CDD).

The community will be equipped with the latest fiber-optic internet and cable connectivity lines from Blue Stream Communications.

Absolutely. TurnLeaf’s Amenity Center will offer the perfect location for residents to plan a get-together with family or friends. Once the amenity center is complete, residents can contact the TurnLeaf Welcome Center team for more information.

Community Guidelines Questions

At TurnLeaf, the Homeowners Association (HOA), is accountable for enforcing the deed restrictions and overall neighborhood conditions and regulations.

Yes, the community has a HOA which is managed by FirstService Residential.

A community development district is a local, special-purpose government framework authorized by Chapter 190 of the Florida Statutes, defined “as an alternative to municipal incorporation for managing and financing infrastructure required to support development of a community.”

Yes, the CDD for TurnLeaf is registered as Burnt Store CDD and is administered by Wrathell, Hunt and Associates, LLC. For more information on the benefits and responsibilities of the CDD, contact us at (need info)

TurnLeaf is not registered as a golf cart community. Residents may use registered, licensed and properly equipped Low Speed Vehicles (LSV) on roadways within TurnLeaf. Carts are not allowed on sidewalks or multi-use paths.

The community does not allow the storage of boats or RVs within the community per the HOA guidelines. Although there are a variety of storage facilities located within a short drive from the community.

Local Area Questions

The schools zoned for students living in TurnLeaf are East Elementary School, Punta Gorda Middle School, and Port Charlotte High School.

TurnLeaf is located minutes from grocery stores, large retailers, small shops and quick-service restaurants of all types. The nearby town of Punta Gorda offers everything from locally owned boutiques to sweet treats, and just a few miles south, residents will find the popular coastal community of Fort Myers with a wide array of retail options.

Downtown Fort Myers is 15 miles south of TurnLeaf, and Punta Gorda is just 12 miles north of the community.

TurnLeaf is served by Southwest Florida International Airport, approximately 30 miles south of the community, conveniently located between Fort Myers, Bonita Springs and Naples. You will also find the Punta Gorda Airport, a public airport three miles east of Punta Gorda, in Charlotte County, Florida.
